THE FOLLOWING POLICIES HAVE BEEN ESTABLISHED TO ENSURE THAT ALL PROSPECTIVE APPLICANTS FOR A PROPERTY ARE PROCESSED BY OUR PROPERTY MANAGEMENT GROUP AND WILL BE TREATED EQUALLY.
Please read the following policies. If you feel you meet the guidelines for qualifying, we encourage you to submit an application. Applications will be processed in the order received. An incomplete application will not be considered
APPLICANTS
v Each person 18 years of age or older must complete and sign an application. Only these applicants may reside in the property. Each applicant must provide proof of identity with photo identification.
v If a co-signer is necessary, the co-signer must also complete and sign an application. The acceptance of a co-signer is not normal policy and is subject to individual approval or denial by Owner/Property Manager.
v The applications will not be processed or considered with missing or false information
PROCESSING FEES
v $35.00 non-refundable processing fee per applicant-cash or money order only, no personal checks, credit or debit cards. $20.00 discounted non-refundable processing fee for active duty military and spouse.
v Once approved $50 lease prep fee and Security Deposit must be paid in certified funds. Property will not be taken off the market without receipt of security deposit-Certified funds only, cashiers check or money order
v Approved applicants must sign lease agreement within 72 hours and starting date no later than two weeks from receipt of deposit
CREDIT/INCOME CRITERIA
v Minimum acceptable credit score of 580 is required and credit history must not contain judgments, eviction filing, collections, liens or bankruptcy within the past year
v Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise or illegal activities, no unpaid NSF checks, and no damage to the unit upon move out
v Applicants must not have any felonies -a background check will be performed on each applicant.
v Applicants gross monthly income must be three (3) times the amount of the monthly rent
v A minimum of one (1) year residential history is required
v Income will be verified from copies of the prior month’s pay stubs provided with the application
v Self employed applicants must provide their most recent tax return and three (3) months bank statements
v Pets are accepted on case by case basis. In order for your pet(s) to be considered, you must attach a current photo of your pet(s) with this application.
CONDITION OF MOVE IN
v Hours for lease signing are Monday through Friday between 9am and 4pm., and Saturday by appointment only
v All utility and garbage accounts, where applicable, must be transferred into the residents name as of the date of possession
v Security Deposit, $50 Lease fee, first (1st) full month’s rent, and any applicable pet fees are to be paid in cashier’s check or money order before keys are provided, no cash, personal checks, debit or credit cards. Prorated rent, if applicable, is due the first day of the following month. Move-ins the 25th or later require payment of prorated rent as well as the full month’s rent.
v We cannot hold the property vacant longer than 2 weeks. Occupancy date to be negotiated with owner.
v When tenant pays deposit, they understand the deposit is non-refundable should applicant change their mind.
v Applicant has read the lease and all addendums and agrees to its terms.
Any exceptions to our policy will need to be submitted in writing to the agent for presentation to the owner for consideration. If approval is then given for such exceptions, additional security, co-signers, and/or additional advance rental payments may be required. Our company policy is to report all non-compliance with terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureau.
