  1. The first step is to reach out to a local real estate agent.   2. Next, find a local lender of your liking that can pre-approve you for a loan. You can use anyone you have an established relationship with, but we do recommend you use a local Pensacola lender. We’ll help you determine what loan type is best for you!   3. Next, you can search Pensacola homes for sale online. We have a general Home Search feature that can show you all the homes for sale based on the features you search. Or, we have other options for people unsure where and what they want to buy, that includes Search by Subdivision, Search by Neighborhood/Community, or a Search by Property Type. We can also generate all the newly listed homes that meet your criteria and have them sent to your email daily as they hit the market, so you see them before anyone. 

  4. Househunting! This is the most fun step.Let’s get together at your convenience and go look at houses that meet your needs and budget. 

  5. Once we find the home for you,then we help you view it and negotiate a contract between you and the seller. 

  6. Once under contract, we  will help you navigate the entire inspection and escrow process. After getting back the inspection reports, we will discuss the reports with you and use that information to generate any repair requests, or to get estimates on anything that you found and may want fixed before closing. 

  7. After that, we will work towards getting the home appraised by your lender's appraiser and to clear any conditions required by the lender to close. 

  8. Once all is clear, we can plan a day with the title company of your choosing to close and sign for the property.
