🏘️ Sanctuary – DR Horton

Sanctuary is positioned between Highway 29 and Interstate 10, offering a strong balance between peaceful suburban living and convenient commuting access. One of the standout features of Sanctuary is the wide range of floor plans available, making it appealing to first-time buyers and move-up buyers alike. Homes typically range from 1,200 to 2,900 square feet, with pricing currently ranging from the mid-$200s to the mid-$400s. Community amenities include a neighborhood pool and grill area, adding to the lifestyle appeal of this growing Cantonment community.

🏡 Cypress Cove Townhomes – National Home Corporation

For buyers looking for low-maintenance new construction near Pensacola, Cypress Cove Townhomes offer an attractive option. Located near Highway 29 with quick access to Interstate 10, this community includes roughly 60 townhomes priced around $200,000. These new construction townhomes are ideal for buyers seeking affordability while still enjoying modern construction and convenient access to the rest of Escambia County.

🌿 Grove at Bella Terra – Lennar (Future DR Horton Phases)

The Grove at Bella Terra is a newer Cantonment neighborhood located near Highway 29 and Well Line Road, providing easy access to shopping, dining, and regional travel routes.

Homes are typically under 2,000 square feet with three to four bedrooms, and pricing generally falls within the low to mid-$300s. Finishes often include vinyl plank flooring, granite or quartz countertops, and open-concept floor plans designed for everyday living. Future phases of this community are expected to include additional builders, including DR Horton.

🌳 Pecan Valley – Adams Homes

Pecan Valley is a smaller new construction neighborhood offering a quieter feel while still being close to West Nine Mile Road and Highway 29. The community includes approximately 25–40 homes with floor plans ranging from 1,800 to 2,800 square feet. Pricing generally falls in the low-$300s to around $400,000, with popular finishes such as luxury vinyl plank flooring, granite countertops, and stainless steel appliances.

Allison Acres is a newer community located near West Nine Mile Road and Highway 29, offering convenient access both north and south through Escambia County.

The neighborhood includes approximately 30–40 homes ranging from 1,400 to 2,000 square feet, with pricing typically in the low to mid-$300s. Standard finishes often include shaker cabinetry, LVP flooring, granite countertops, and stainless appliances — giving homeowners modern style without the custom-home price tag.

🌾 Turtle Creek – Adams Homes

One of the larger communities we toured, Turtle Creek includes approximately 100+ homes and features a patio-home section with smaller, more affordable floor plans. Its location near Highway 29 and West Nine Mile Road makes commuting toward Pensacola or Navy Federal Credit Union Campus convenient.

Pricing typically begins in the low to upper $200s, making it one of the more accessible new construction options in the Cantonment area.

🌲 Pine Top – Adams Homes

Pine Top is a growing Cantonment neighborhood located near Highway 29 and Well Line Road, planned for roughly 40–60 homes. Floor plans typically range from 1,400 to 2,000 square feet, offering flexibility for buyers needing additional space. Homes generally price in the upper $200s to mid-$300s and often include energy-efficient construction, granite countertops, and vinyl plank flooring.

🔒 Iron Rock – DSLD Homes

Iron Rock stands out as one of Cantonment’s more upscale gated communities, offering larger homes and lifestyle-driven amenities. The neighborhood features nature trails, a community pool, a dog park, and a half basketball court with pickleball.

New construction homes are currently being sold between $500,000 and $650,000, with finishes such as quartz or granite countertops, high-end LVP flooring, and thoughtfully designed modern layouts.

 Carrington – Thomas Home Corporation & Lennar

Carrington is a well-established gated new construction community located near Highway 29 and Interstate 10, with continued development underway by Thomas Home Corporation. Amenities include tennis and pickleball courts, a fitness center, and a community pool.

Home sizes and pricing vary widely, with new homes currently under construction ranging from approximately $336,000 to $800,000, giving buyers a variety of styles and options within one neighborhood.

🌼 Reserve at Brook Haven – DR Horton

Reserve at Brook Haven is another growing Cantonment community located near Kingsfield Elementary and Ransom Middle School, offering convenient access to I-10 and Highway 29.

Homes typically range from 1,500 to 3,000 square feet, with pricing commonly falling between the upper $200s and the $400s. The neighborhood includes a park and community pool, and homes feature open-concept layouts, shaker cabinets, and granite countertops.

📍 Why Buyers Are Choosing New Construction in Cantonment

Across these communities, several trends stand out:

In years past, builders concentrated new development near Nine Mile Road and Beulah due to growth around Navy Federal Credit Union and available land. As inventory tightens closer to town, Pensacola’s northern suburbs, especially Cantonment, are seeing significant expansion to accommodate population growth.

🏡 Cantonment’s Growth Corridor: What Buyers Should Know

One of the most well-known landmarks in Cantonment is the International Paper Pensacola Mill, located off Muscogee Road just west of Highway 29. The facility has long been part of the area’s history and local economy, and it has also influenced how residential growth has expanded across North Pensacola. Some buyers new to the area ask about the plant because, depending on wind direction, there can occasionally be noticeable industrial odors. As with any community that includes both residential and industrial uses, personal comfort levels vary.

Today, much of the newer construction is happening east, north, and south of the paper plant toward the Nine Mile Road and Interstate 10 corridor, where available land, newer infrastructure, and growing neighborhoods continue to shape Cantonment’s expansion. That’s one reason many of the communities we toured are positioned farther from the Muscogee Road corridor, following the natural direction of growth in North Pensacola upward towards more rural areas like Molino.
